Transparent Fees Across Lettings, Sales & Investments

At RELM – Real Estate Lettings & Management, transparency is at the heart of everything we do. In line with UK legislation and best industry practice, we clearly set out our fee structures and compliance commitments for all clients — whether you are letting, renting, selling, buying, or investing.

Lettings – Tenant Fees (As per Tenant Fees Act 2019)

Holding Deposit:

One week’s rent (deductible from first rent or deposit). Non-refundable if an applicant:

  • Withdraws from the tenancy
  • Fails Right to Rent checks
  • Provides misleading or false information
  • Fails to sign the tenancy agreement on time

Unpaid Rent:

  • Interest at 3% above the Bank of England base rate after 14 days of arrears.

Our landlord service fees vary depending on the level of service selected:

  • Let-Only
  • Rent Collection
  • Full Management
  • Guaranteed Rent
  • All fees are detailed in your client agreement and are compliant with Consumer Rights Act 2015 and The Property Ombudsman Code of Practice.

Security Deposit:

  • Up to 5 weeks’ rent (for annual rent below £50,000)
  • Up to 6 weeks’ rent (for annual rent above £50,000)

Lost Keys / Security Devices:

  • Cost of replacement keys, fobs, and locksmith services (receipts provided).

Tenancy Amendments or Early Termination (at tenant’s request):

  • £50 inc. VAT or reasonable cost for changes
  • Rent due until new tenancy starts
  • Landlord’s reasonable costs for re-letting
  • Landlords – Letting & Management Fees

Sales – Sellers’ Fees

We offer competitive and flexible commission rates based on service level, location, and property type.

Our sales packages include:

  • Property valuation
  • Professional marketing
  • Viewings and negotiation
  • Compliance advice (e.g. EPC, AML, conveyancing support)
  • All sellers are issued a written Terms of Business contract in accordance with the Estate Agents Act 1979.

Buyers – Support & Costs

Buying through RELM is commission-free for residential buyers, unless otherwise agreed (e.g. in off-market/private placement situations). Buyers may incur third-party fees such as:

  • Surveyor or valuation reports
  • Legal/conveyancing fees
  • Stamp Duty Land Tax (SDLT)
  • Mortgage arrangement costs

Our advisors provide impartial guidance on every step of your purchase.

Investors – Off-Market Access & Advisory Fees

We provide bespoke acquisition services for investors seeking:

  • Residential or commercial assets
  • Land/development opportunities
  • Yield-generating portfolios

Advisory fees are tailored based on the investment scope and services provided (e.g. sourcing, structuring, due diligence). Transparent pricing is disclosed up front via Investment Engagement Agreements.

Legal Compliance:

  • Member of The Property Redress Scheme
  • Member of UKALA – Client Money Protected
  • All tenancy deposits held in government-approved protection schemes
  • AML and ID checks carried out on all sales and lettings transactions
  • All clients issued the latest version of the How to Rent or How to Sell guides where applicable
